The Annual Check
Test all taps for drips. A slow drip at one tap is a worn washer — $15 in materials and 30 minutes if you do it yourself (legal for simple tap washers), or $120–$200 for a plumber to do properly with the correct parts. Run all seldom-used taps and flush all toilets to check for slow drains or cistern issues. Check under sinks, vanities, and around the base of toilets for moisture or water staining that might indicate a slow leak. Look at the hot water system for rust staining, corrosion, or evidence of pressure valve weeping. Test your water meter for leaks (turn everything off, watch the dial for 15 minutes — if it moves, there's a leak somewhere).
5-Year Checks
Hot water system anode inspection (3–5 years on electric storage tanks). Drain CCTV inspection if you have mature trees near the sewer line — root intrusion is far cheaper to deal with via relining when caught early than when it causes a full blockage or overflow event. Gas appliance flexible connector replacement (rubber flexis have a 5-year service life regardless of appearance).
